These Are Tips for Making a Tight Budget House by A UMM Lecturer

House and land prices continue to soar from time to time. The high cost of this property makes it difficult for many people, especially millennials, to own their dream homes. Seeing this, a lecturer in Civil Engineering at the University of Muhammadiyah Malang (UMM), Dr. Ir. Moh. Abduh, ST., MT., IPM., ACPE., ASEAN Eng., explained that even millennials could have a dream home with a minimalist budget.

Furthermore, Abduh, as he is known, said that the millennial generation in the age range of 20-30 years is still very likely to have their dwelling. However, experts must be involved in the construction process to maintain safety and comfort—the costs must vary widely to make a decent and comfortable home. However, to build simple homes, millennials must provide 200 million and above funds.

"The main thing that must be considered when building a house is the condition of the area in Indonesia. As a country surrounded by a ring of fire, Indonesia is prone to earthquakes. This is quite dangerous; therefore, the construction of houses must also be made earthquake resistant," said the lecturer from Lampung.

Furthermore, Abduh said that to make a minimalist home at a minimal price, several things must be considered. One of them is the selection of the architectural style of the house. Each architectural style has its advantages and disadvantages. However, according to Abduh, a home with a tropical architectural style will be suitable for the millennial generation. This is because this architectural style is more efficient for maintenance costs. After all, it is to the climate in Indonesia.

"Another thing that can be taken into consideration to save on home expenses is to use alternative materials. This substitute material is very diverse, and its use is also conditional. For example, it is replacing wooden frames with aluminum or replacing wooden roof trusses with mild steel. However, to replace these building materials, experts must be consulted because if you choose the wrong material, the cost of building a house will increase," said a member of the Indonesian Engineers Association (PII) team in the East Java certification field.

Regarding building substitute materials, Abduh again explained that each replacement material has its own positive and negative sides. On the positive side, using this substitute material is more environmentally friendly. Meanwhile, extra care is needed regarding checking the mild steel screws or nails on the negative side, especially in the roof frame. This must be done because the screw or bolt will experience loosening due to time, temperature changes, and vibration.

"In building a dream house, material security must be considered. With an initial funding of 200 million, millennials have been able to build a tropical house with specifications of two bedrooms, one bathroom, a simple kitchen, and a living room and family room that are integrated. More or less, the building area obtained is 36 square meters. If you build your own house, the millennial generation can save more money, but if you want to be more effective, you can buy a finished house," he concluded. (cdr/syi/wil)
